With the property market booming, there is a growing demand for rental properties and tenants are struggling to get in quick enough.

Here are 5 things to consider when providing an application for a rental property:

1. Is the property going to be suitable for your circumstances?

It is important to consider all aspects of a property to make sure it meets all of your requirements. There is no better way to do this then to view the property. We provide property viewings for all rental properties that are listed. This is the perfect time to make sure that the property is exactly what you’re after.

2. Does the availability date suit you?

Before applying for the property, be sure to check when it will be available from. If there is any reason as to why you cannot move in at the time of availability, make sure this is noted on your application. 

3. Can you provide references?

References are important and we often ask for 3 particular types. Professional, this can be from work colleagues or bosses. Personal – family or friend. Rental history – past landlord or real estate. Make sure all references are contactable and aware that you have put them forward to complete the reference.

4. Be on time to inspection

Punctuality is always appreciated by property managers, as they are often quite busy. If you are unable to attend the inspection make sure that this is noted in your application. If you were intending on attending the inspection but something has come up, be courteous and make sure that you contact the Property manager and let them know.

5. Have you provided as much information as possible?

Make sure to include a “rental resume” this includes all payslips and statements as well as photo ID and a reference letter.  Have all documents submitted and ready for property managers to review. All documents must be current and relevant.
